The Pros and Cons of Having an Open Floor Plan Home

Home floor plans have evolved over the years.  In the 1950’s-60’s, the idea of compartmentalized rooms was a common theme.  Starting at the entry door, individual rooms were centered off a main hallway and the activities of each room were isolated. By the time the 1980’s floor plans evolved, rooms began to flow into one another. The concept of half walls and visual dividers allowed a family to converse and interact while staying in their separate rooms.  Today, the open floor plan has become a sought after amenity in homes. For some people the noise travel, and visual distractions is a con of living in an open floor plan.  Follow these tips to see if the pros and cons of having an open floor plan are for you and your family.


1.) Assess how clean you keep your home, honestly: One of the pros of having an open floor plan is being able to visually connect living spaces in décor and aesthetics. The cons of this concept are if your family isn’t tidy, your entire home will always look this way. If your family leaves a trail of destruction in every room they touch, an open floor plan may not be for you.
2.) Determine how much art work you have to hang: Art work, especially large pieces require space to hang.  Since open floor plans are removing many of the dividing walls between rooms, the area to hang and display artwork will be minimal compared to a closed floor plan.
3.) Watching children in an open floor plan can be safe: Open floor plans that are open from the kitchen into the living spaces are great for monitoring children while they play, and you make dinner.  This reduces the amount of time away from your important tasks, but for safety reasons allows you to watch them out the corner of your eye!
4.) Noise tends to travel in an open floor plan: For those who love to listen to their surround system televisions in the family room while the kids play in an adjacent room, talking on the phone could be a challenge. Open floor plans allows for visual connection and also allow for sound to travel easily.  Remember this when considering if a floor plan is for your family.

5.) Open floor plans allows for more natural light: Since many interior walls are reduced to half walls or are removed totally, natural light from windows can reach further in to the house.  For those of you trying to renovate your home to achieve more natural light into interior spaces, think about removing (non-load bearing) walls. This will bring in more light and will make your home feel more spacious.
6.) Assess your entertaining needs with an open floor plan: If you love to have guests over and enjoy cooking, mingling and engaging in conversation at the same time, an open floor plan is right for you. Depending on the floor plan the kitchen can overlook into the dining and living rooms and often out to a porch or lanai areas – perfect for entertaining!

7.) Entertaining guests from the kitchen has a downside: If you’re a chef, the idea of a few dirty dishes doesn’t concern you.  For those of you that like to entertain without the sight of dirty dishes in the background, an open floor plan may not work for your needs. You will have to determine if your lifestyle will fit into an open floor plan concept.

Home floor plans have come a long way in layout and feel.  Long hallways have been replaced with half walls, and dark rooms now get natural light from the perimeter adjacent rooms. The open floor plan concept is not for every family. Use these tips to see if it will be a fit for you.

This house in Vienna, Austria was built in the early 80ties. It belongs to a young and successful IT entrepreneur that recently commissioned Najjar & Najjar to design the villa’s interior. The owner often works at home and recipes his clients there. He also loves Lamborghini and Macs design styles. That’s why the interior design was made with cutting edge technologies in mind. Walls were break up to create the open space which connects the entrepreneur’s working space with a lounge area, a bar and a kitchen. Many technical devices, such as screens are integrated in the custom furniture popping and turning out just by clicking the mouse of the notebook. Floor, wall and ceiling are unified with the same material, “corian”, a composite of marble powder and fiberglass. A huge aquarium with a delicately generated computer graphic marks a blue contrast in the white. LED lighting and sound systems are controlled from the computer, merging the digital world with the physical interior environment.

Black and White Timber Clad 3 Storey House on The Hill Side – Stonehawke by Base Architecture


This 290 sqm house is an another beautiful contemporary work from Base Architecture. It’s located in Brisbane, Queensland, Australia and recently have won several prestigious Australian architecture awards. The house is wedged into the side of a hill and nestled into a large parcel of heavily wooded environmentally protected land. Its body wraps itself around an ‘out of ground off form concrete pool’ that also reflects the charred timber in its internal finish. The house is made of rough sawn stained plywood and galvanized steel. It’s interior is done in black and white color theme which looks really stylish and modern. Although thanks to the materials the house looks quite natural and blends well with surroundings. The interior is done in Australian spotted gum. It was used for flooring, joinery and windows/doors. From the street it appears to be a 3 storey house, but 90 percent of the program happens on the top level that also happens to be level with natural ground due to the slope of the site.

**WOMENS** Levi’s Launches Curve ID Jeans - Bout damn time.



With the tag line  stating t “All Asses Are Not Created Equal,” Levi’s launched the Curve ID denim  for women  in New York last night. The line offers to remediate  some  common fit issues like gaping waistlines, too tight  waists and curvy to straighter hips . The idea is “Jeans for All”  in these  three fits: slight curve, demi-curve and the bold curve. To find the right fit each shopper is measured to asses their waist to hip ratio, addressing  shape more than  size.

We applaud the idea of addressing the variety, however,  as you will see in the event images we had hoped the marketing or at least the demonstration would have gone “all the way” in showing more visible  variety in  body shapes  and frankly ethnicity (why not?).  We’re suckers for out-of- the box, so  ads that would shake up  some  body/ethnic  stereotypes  would be fab  ’cause  truly we ‘ve heard them all. The models you will see in the event  images are gorgeous, but the truth is you have to really zone in on each one to really see their curve differences .

On the bright side, most of the  wide variety of event attendees were able to find a pair that fits! The kings of denim  might be on to something big

Ford to Turbo the 5.0 Coyote…But Only Down Under


Australians get some of the coolest automotive innovations we never see.

For example, while the El Camino coupe-pickup-thing died here, in Australia there are half a dozen such vehicles available.  They call them Utes, and they build them with no conscience — you can get a V8-powered Ute with an adjustable sport suspension, dubs and Brembos.  It’s a little ridiculous.

But we’re really jealous of what they’re going to do next.  The Ford Falcon, a premium full-sized sedan that doesn’t really have a stateside equivalent, will reportedly get a turbocharged version of the 5.0-liter Coyote V8 we fell in love with in the 2011 Mustang.

There are no official power numbers yet, but we know they’re going to be good, because Ford has apologized in advance for not offering it here.  In the press release announcing the plans for next year’s Falcon, the blue oval said, “the Mustang team knew a supercharger would be the simplest way to extract significant power improvements from the new 5.0-liter V8, but they elected not to pursue forced induction for the 2012 Boss to stay true to the original Boss 302 engine.”

Don’t lose hope, though.  The Mustang’s 50th anniversary, we’d like to note, will come in 2014…and that’s the perfect time to do something as crazy as upping the power on the Coyote.

Break Out Of Your Stale Sex Routine - Afternoon refresher.

When you’ve been in a relationship for a while, the passion can ebb for the simple reason that you both know exactly what’s coming. It could be the best and dirtiest sex anyone has ever had, but it doesn’t matter: It’s the same as it was last time. Once you have both agreed to make an effort to do things differently, you can then plan it however you choose as a couple. Think of it as an investment in your relationship. All you have to do is talk. This is not a serious discussion -- this is a fun discussion. Think of it as a sexual brainstorming session.


Your sexual partnership is part of a bigger whole -- your relationship -- so treat this exercise holistically. How willing is your partner to change her habits? How willing are you? How much effort will it entail? It’s about both of you as individuals facilitating change for the greater good of your love affair.

Communicating about your sex routine



The best relationships are kept alive by maintaining the passionate dynamic that gave birth to them in the first place. So, start at the beginning: Remember how you felt at the thought of being close to her, the things you did to woo her into your arms and keep her there? Did you weigh less? Did you make more of an effort in the way you dressed? Did you spend a lot longer on lewd activities? Going back to the beginning allows you to recall the things that brought you together, and ensured you stayed together longer than five minutes. Be the man she fell in love with again.


A practical guide on this subject is difficult to create without the primary key ingredient: good communication. If everything is hunky-dory in your relationship, changing your sex life probably won’t be too much of a stretch. But you have to figure out what it is you want done differently, then talk it over in a fun, sexy way. Spontaneity is a key ingredient that is often missing from many sexual relationships after a while. The bed gets used all too frequently because it’s easy. But it doesn’t matter where you do it -- sex can get stale even if you always have it in the kitchen. It might be in the same position with the same amount of foreplay (or lack thereof). Capturing spontaneity again is one of the key ingredients to breaking out of your stale sex routines, so whatever you normally do, don’t. In fact, go ahead and do the opposite.

7 Tips : Choosing the Perfect Lighting for your Home


Lighting in your home is one of those items that you don’t always notice when it has a good presence and feeling when you’re in the space. Although, when the lighting is poor and you are trying to perform a task, or you feel the opposite of how you would like to feel in the space, you notice it immediately. Lighting is for ambiance, aesthetics, tasks, and seeing better in your home.  Think about your home and if it has all the lighting qualities you would like.  If your answer is no, here are some tips on how to choose the perfect lighting for you and your family.

  • Determine what your lighting goals are: Direct or task lighting is focused in the space you are trying to work. Ambient or indirect lighting is used for ambiance and for overall lighting of a space. Once chosen you can begin to choose lighting options.  Each room in your home should have a mood you want to set, as well as a function you want your lighting to serve.


  • Provide lighting for safety and security on the exterior of your home: Walkways, sidewalks, perimeter of your house, and the front entry should be lit with ambient lighting.  Too dim of lighting on the exterior is a welcome sign for intruders. While too bright of exterior lighting is costly and disturbing to neighbors. Consider installing flood lights at the exterior corners of your home that are motion activated to further deter intruders. Follow the aesthetics and security lighting of your neighborhood for further guidelines as to what to implement at your own home.
  • Use exterior wall sconces for décor: Outdoor lighting doesn’t have to only be utilitarian.  Wall sconces can provide washes of light against the exterior walls of your home to create ambiance in the evening hours.  Directional sconces pointing upwards or downwards can focus on architectural elements on your home, and draw attention to exterior niches and plantings around your home.
  • Inside your home use multiple light sources for one space: For rooms like the kitchen, bedrooms, and living spaces, multiple light sources will help you achieve a variety of functions and activities in that space. In the kitchen, under counter lights can provide great task lighting. While in a living room, opt for a floor lamp next to a couch or favorite reading chair. In bathrooms the lighting at the mirror should be free from shadows and glaring light.

  • For high ceilings and modern décor use recessed lighting: “Can” light fixtures, so called because of the metal recessed “can” that is inserted into the ceiling and the light fixture fits inside. These fixtures are subtle and can be directional, and can be connected to dimmer switches to give a range of light from subtly dim to full brightness to illuminate an entire room.
  • In nurseries and kid’s rooms, remember night lighting: Think about the lighting for when children sleep when planning lighting requirements.  Night lights can help small children from being scared, but can also help parents navigate through dark rooms.  For nurseries consider a dim wall sconce, or table lamp that can be used for changing diapers, or rocking infants to sleep.


  • In formal living and dining areas, research chandeliers wisely: In spaces that a formal chandelier is considered, choose one that will not date your space. Often time’s chandeliers are bought without thinking of the space and the décor that surrounds it.  Chandeliers come in extremely simple designs that include faux candles, small bulbs, or a few lights to the ornate and expensive crystal varieties. Whichever is your décor choice, measure out the space, and ceiling height before ordering to ensure enough head room will be available below the hanging chandelier.

Don’t be afraid when choosing lighting for your home, it can help your ambiance and mood in the space.
